You don't want all the folks to have identical talents or they have little to add, I was thinking banking , buy and hold, realtor, flipper, contractor, wholesaler, even beginner as some of the areas of experience to mix in. 

That will save you thousands outside the purchase when it comes to repairs, theft, quality of tenants etc.

Petty theft/property, or violent (rape, assault, shootings, etc)?

From what i can see your labor price (overall) is almost about 25% higher than what i would pay in Phoenix.I recently renovated a 13 unit building and all the kitchens were identical to what you are doing.

Data from our property management company (managing 2,395 single-family houses):  Property theft is actually down 1st quarter 2015 compared to same quarter 2014 by a little over 10%.  

Due to the nature of your neighborhood you will likely warrant a longer look back at comparable sold properties to find sold identical homes.

If the previous manager really committed theft and fraud, there should be a police report, shouldn't there?

In Detroit for examples, and many other lower scoring neighborhoods, most carriers will only offer Basic Form coverage, thus excluding Water Damage & Theft, among others. 

Cozy is also much safer for the tenant than forwarding or printing something, because we also require the landlord/property manager to verify their identity when viewing the report.
