This is a Hot market so there isn't necessarily a lot of low hanging fruit but with a little time and effort you should be able to find what your looking for.

Now it's up to you to decide how many potential good tenants you want to scare off. 1 time deal, get it done, get a good tenant and enjoy the fruits of your investment as tenant stays way longer then they would with inefficient unbalanced window units.
