Hi - I have a couple of SFH in Tucson, AZ and am looking to shop for better rates for the home owner's rental insurance.

Do some shopping around and call credit unions in your area to see which are giving the best rates and who you get a good vibe from.

I then reached out to someone who does loans for land and they can NOT finance it because it has a vacant garage/shop on it. 

That means looking into the median income, school system, linkages(proximity to employment, shopping, churches, etc).

I'm also invested into a gun shop with a buddy that while I haven't received a paycheck as of yet, I enjoy it and can see myself doing it full time along with my growing real estate investments.

Just like RE investors holding solid properties still collect rent (although rents may go down) and if they're brave, go discount shopping.
