Note that it was actually tax deferred and the man will eventually get his take.  

Eventually would either gift his amount back or would gift 50% of units later on (but based on a merit agreement).

@Matt due to their hardship and compassion on my side they have legitimate reason when they paid me installment last 2 months but they do eventually pay the whole thing .

I stumbled upon BiggerPockets through google searches and eventually started listening to the podcast episode #01 with Marty Boardman.

Once they know you are serious they will eventually bring deals to you but it takes time.

I will also eventually be investing and managing out of state and could use tips there.

You are projecting 6,000 a year cash difference for 18,000 over 3 years then a 31k on eventual cash out.Good credit to me is worth way,way more than 50k upside over 3 years.Also your risk profile makes a difference.
