I would say, be careful, and make sure it is legit before you provide any money...In today’s world, there are more and more scams when people ask for your money...

I think it makes sense to focus your time on connecting with local investors in southeastern Ct and look to other parts of Ct (perhaps Central area) before devoting time and resources out of state. 

I don't believe they are scamming us, but yet we continue to have to dig into our own pockets to cover part of the mortgage.

SCAM SCAM SCAM   this is not private money private money are people you know.. not a company or someone off the internet..

I'm not go into detail about dead bodies, overdoses, meth, walking in to intruders, police, break ins, and a host of other people trying to scam me. 

@Sanjay RajI second @Greg Dickerson. 1) Determine whether you want AND can devote enough time to real estate to be active or rather stay passive.

Often times, you can learn more as a consumer about a property via Zillow than the buyer's agent knows or cares to devote the time.

From a team standpoint, he has a finance background and time to devote to researching potential acquisitions, managing the properties, but has less expendable income to commit.  

What works in one state may not be appropriate in another state.Based on your question about what other forms or documents you need to complete wholesale deal, I would suggest you devote some time to learning more about wholesaling.
