Karen,          What you do is file a motion in the foreclosure case.

But I'm apprehensive about putting my plan into motion because of the unknowns.I'm seeking real world experience as opposed to the text books I've been reading.

A mold remediator will fix the water intrusion, dehumidify the house with fans/commercial dehumidifier, and address mold repairs (sheetrock removal, cleaning, painting).  

This doesn't mean incurring any costs or buying any materials, just getting bids and put the planning wheels in motion.

(I've been through a motion to quiet before and it took two years but that was in large part because I let a really crappy lawyer do it). 

So the next question is if the Lender files motions on the 59th day am I screwed?  

They are considered "professional" tenants, but we need to act like professional landlords and just get things in motion and follow @Steve Rozenberg's advice:Just have policies and procedures and follow them to the letter of the law and never deviate.It's a job.

I am putting the works in motion to purchase & rehab an SFH in a C class neighborhood possibly in Florida or Kansas in a few months.

Commit to immediate implementation by changing the way you define "failing" in your mind:Sending out mailing campaigns to sellers and not getting any deals yet is a success.Calling 20 FSBO calls everyday and not getting any deals yet is a success.It's a success because you are in motion and will eventually get to your destination purely by tweaking and staying consistent.Staying stuck in analysis paralysis forever is failing.
