Multifamily properties are a fantastic way to start, especially for building a solid portfolio and generating consistent cash flow.Madison and Milwaukee are great places to look at - they have very robust rental markets and economic stability.

Keep in mind, I'm a long-term rental operator and hold (typically) for a generation or more. 

definitely want to be diversified, may look into 2nd trusts deeds but i need to make moves soon and generate some cash flow. 

How could I target insurance claims tenants for my MTR?  For example, would I call the area home insurance companies to notify them of the available rooms?  Or something more creative?

Advertising for vacancies is great - it syndicates across many platforms.It can be a little clunky and hard to learn for some things, but their customer support is excellent. 

Another point that I forgot to note, this will be a sales director position covering the midland area and surrounding regions, so I will be frequently traveling to midland for customer meetings and team meetings (2 times per month typically)!
