Any clicks I get seem to be coming up as visitors directly accessing my site by typing in the web address.  

I'd say the main thing is hard limit on visitors to the building if not on the lease.  

For example, in some parts of the State of CA there are zoning for multi-family, group housing for agriculture purposes, recreation-related housing, visitor accommodation, RV parks, mobile home parks, and other zoning that could be used very creatively.Good luck!!

It should be easy to get to the metro area, close to at least one hospital and an area that is attractive to visitors.
