Despite the hype, wholesaling in a seller's market and flipping for that matter, with slim margins and fierce competition (the successful ones have marketing budgets in the tens of thousands, a month!)

I was only talking about your average real estate agent that only feeds into the hype (real or not) of markets being super hot (some are and some are not) and need to go in guns a blazing regardless of what the actual numbers say.I actually think we are pretty much aligned with our actual thoughts about all this.

Some areas of Columbia seem to have promise (columbia is an hour from me), Greenville has some hype, and so does Charlotte, NC (both are a couple hours away.)

That said, as more people get hyped up about real estate, it will begin to feel a little more bubbly.
