Has anyone else actually ran the numbers being used in the Example Plans in Chapter 5 of The Book on Rental Property Investing by Brandon Turner?

Question:  You stated that the booking platforms will remove listings that do not have a valid permit on their listing. 

See what they're charging for weeknights versus weekends, what their cleaning fees are, and how booked up their calendars are for these summer months. 

I have not read the book but just being involved with syndication deals over the years I have seen a few different things. 

That might be more regional banks since they're balance sheets have been under fire the past 2 years because many commercial asset values have dropped so getting 25% of the loan they give you back in cash deposits help them balance their books a bit more.

Fortunately BiggerPockets happens to have a book written by yours truly to assist with this knowledge.  

I'm an avid reader having recently finished Flip, Rent, BRRRR, and The Millionaire Real Estate Investor - all great books, but if there is another to recommend please do or point out chapters in those I should pay more attention to.Thoughts?
