Other than that, you might be able to shave off a little here and there with another lender, but most of the charges are not profit to the lender anyway.

Do not use fiberglass as the claimed R values are pretty much a scam - especially in an older building.Add those cheap foam sheet soffit-blocks to preserve the natural air flow through the rafter spaces and then blow in 8-10" of cellulose evenly over the attic floor.Or; that's what I would do.

It's by our bedroom.I email the HOA contact about it & she may want to get some industrial strengthed foam in there or something to keep it from expanding.She replied I can fix the crack myself & then said you "may wanna get a contractor out there to fix that garage door.

@Gray Dyer- seller will pay realtor costs in most  cases  ...if you are  trying to shave the price  down  due to  avoiding commissions - you likely wont  save  very much  Over the long haul .
