Other than that, you might be able to shave off a little here and there with another lender, but most of the charges are not profit to the lender anyway. 

Do not use fiberglass as the claimed R values are pretty much a scam - especially in an older building.Add those cheap foam sheet soffit-blocks to preserve the natural air flow through the rafter spaces and then blow in 8-10" of cellulose evenly over the attic floor.Or; that's what I would do.

With that being said, in my opinion, these market shave great companies to look into for building your portfolio.You've already heard a lot about Ohio.

@Gray Dyer- seller will pay realtor costs in most  cases  ...if you are  trying to shave the price  down  due to  avoiding commissions - you likely wont  save  very much  Over the long haul .   

@Tom S. - Have you broken into the Burlington markets at all?

There was very nice vinyl plank flooring and a foam layer under that. 

I wouldn't want to shave in the master sink either, it's about 4 inches deep and water slides out easy from both sides.
