OOS Turn Key Rental Property
What are good states/cities to start looking into for turn key rental property?

@Ashley McWilliams Start by defining your objectives and criteria and then identify the market that will best help you achieve them. I recommend markets that have a balance between cash flow and appreciation. You're never going to get rich on cash flow a lone so look for markets with equity potential also. That means markets with solid population growth, job growth, modern/diverse economies and industries. You should also look for markets with reasonable property taxes and landlord friendly laws. Personally. I like Indianapolis, Kansas City where we've been active and more recently the Quad Cities and parts of OH. Just as important as the market, is the neighborhood. Drill down and understand the neighborhoods. The biggest mistake OOS investors make is not knowing the areas well and buying in bad neighborhoods. You can fix any other mistake but if you buy in a bad area, you can't move the house.
