The other issue, as it has been stated, is that it becomes financially tricky to take a property out of the portfolio, so you also sacrifice flexibility at a time when you begin to scale and flexibility can be really important. 

I did something similar just last year on a bigger scale and made sure I had 7 years for my balloon since I only put 16% down. 

You might have money coming in but truly understanding the appreciation/depreciation aspects, tax aspects & having the structure set up is the difference between being on a hamster wheel & scaling drastically.  

There are quite a few individuals and companies that have attempted these at some scale, and traditional construction beats them out on cost all things considered.

You want to buy any new properties in a LLC but also depending on how much you want to scale your real estate biz, you may want to create a holding company LLC and a S-Corp if you get large enough.
