Lighting, bathrooms, drywall, paint, exterior upgrades and new roof.  

It needs: New roof/gutters/downspouts/soffit. 

Thus...usually for our flips, Demo starts fist... so we'll pay in this manner:DEMO BUDGET: $6000- to start: 33%: $2k- progress payment: 33%: $2k- complete: 33%: $2kFLOOR INSTALL: $8000- to start: $2600- progress: 2600- complete: 2800this way you eliminate any grey areas, and usually contractors save so much for the end, and if you pay against the total, the budget will go through the roof!

Coordination is key and i would recommend keeping the work under one roof if at all possible.

Standing on a roof sledging bricks from a chimney will do that. 

Do you prefer replacing a single larger roof or five roofs on five different homes; do you want to keep going from home to home to keep replacing water meters, or you'd rather fix one main unit that has all five units attached to it; do you want to  pay your attorney five times for five house closings or rather pay a fee once to close a five unit home.

Roof is newer.  

Roof and furnaces are relatively new.

I am looking at a 60 day rehab with most of the code violations being addressed.Here are the violations:-housing violations: roof, peeling paint, vent screen-fallen tree branches-THIS IS HORRIBLE!

You really just need to know about the big items (foundation, roof, hvac, plumbing, electrical...that stuff).
