If you're willing to take the risk and devote most or all of your capital to making your first deal happen, then go for it, just always proceed with caution and if you can, find a mentor or trustworthy agent that you can soundboard ideas off of and ask questions.

When I took over payments in 2014, I told the seller he can claim the interest that year, even though I paid for half of it (or all of it seeing as he wasn't making payments).

That said, it appears that the statute of limitations in Florida is five years for written agreements and four years for oral agreements.

Only if there are damages or unpaid charges that your state's law allows you to withhold from the security deposit does some or all of that deposit then belong to the owner.
