@Danny Carter I have a high minimum job size, around 25k, an addition of 400+ sf or foundation repair is good for me, if you only need kitchen and bath remodel, we are not a good fit, there are a lot of micky mouse companies out there that could present a good product (yeah, I used present, not quality), that should be good enough to last a couple of months after closing.

Hi Mat and welcome to BP, my advise would be to keep learning and keep doing.

Might be difficult to market to a tenant but OTH the tenant knows they are on probation and they will act accordingly, like a church mouse.  

@Mat Lewczenko Kudos for getting the foreclosure deal with the bank and increasing your COC return.

For example, my new guy got onto my laptop with me through some software so he could see what I was doing in QuickBooks and if needed control the mouse and point things out to me, and that is a lot more service than I got from people in person.
