To expand on Richard's point, conventional lenders typically won't lend to a business entity, and when they do, it still counts against the four (or ten, depending on bank) loan limit, as that limit is per person, not entity.Additionally, portfolio lenders -- who will typically lend to business entities, and often require it -- don't have a four-loan limit (at least not federally mandated).

St Pete and many other parts of Fl have new building elevation requirements to keep the living area above the newly mandated flood elevation.The insurance on homes that are not elevated can be astronomical, these older homes are not worth elevating but some are in very nice parts of town and only worth what the vacant lot would bring.

These days it is merely a "tradition" - and one that I hear is falling away - though, in my youth, it was the consequence of mandated, fixed-term leases.
