Currently still favor the house rental for MTR and long term strategy in ABQ, but I don't think you generate any solid cash flow unless you can get a turnkey 2BR for under $250K.

Not all homes are great long term rentals! 

I know January and February are slow months, but looking for suggestions to seek bookings in the short term. 

We do a similar thing for our long-term tenatns, leases start and end in July so that we maximize the demand and stay "in season" 

With that being said, if you're comfortable with a long term hold, San Diego and especially coastal, will always be attractive imo. 

Your first deal is about learning, so focus on the fundamentals and think long-term, this is just the beginning of building wealth!
