Not a syndication, but I am telling the bank that the investors will not be actively involved with decisions.  

Most important is getting a RE knowledgeable CPA who knows to outsource the calculation-intensive work involved in a quality engineering-based cost segregation study.  

It could be an easy fix like this or a bigger problem depending on the factors at play (are the joists accessible, will it mess anything else up if you just jack it up and reinforce, is there water damage or structural damage to the foundation causing the sag instead of just old joists, anything else going on like a supporting wall or posts under the floor, wiring or plumbing runs involved etc.).

Don't involve yourself in this mess.

However, congregate living involves many enhancements to the dwelling other than just a typical residential house.

As a young professional in real estate, I can't help but acknowledge when other young professionals are involved as well.

I think the world needs more homes, and I want to be more involved in providing people a place to live.
