I am studying Chemical Engineering but it will be years before my salary reaches those levels.

Some of this has to do with what chemicals the Water Treatment Plant is using to treat the water as some chemicals eat rubber.    

Sounds harsh but hey it’s your business.

I wanted to make sure I wasn't been too harsh on them (unconsciously), since I expect this market to be very different from Miami.

Unless of course they are providing some value to your business...You seem a bit harsh here.

We are constrained on the west by ocean, South by mexico, North by Camp Pendleton/OC, and East by quickly harsh environment.

Hardboard can be expensive if you're flipping, vinyl while inexpensive has a slew of chemicals and OSHA implications.If anyone has any recommendations, I'd appreciated.Also, if anyone needs assistance with project planning on flips, I'm open to lend a hand.
