In other words, take no shortcuts.

On top of that, operating as a fringe operator is the shortcut way.

Fingers-crossed that there aren’t more delays due to the virus.However, there are shortcuts in San Jose.  

Lots of new wholesalers dont have the budget to market for off market sellers so they short cut and try FSBOs or MLS listed properties.

The issues typically arise out of "add ons" after a totally fine K&T wiring was initially installed way back when: people add, typically in a haphazard way, modern wiring to the old K&T wiring, possibly even messing up the breaker system by adding higher amps circuit breakers etc.

and b) if you make sure your plans/processes/communications are reviewed by an attorney so you don't take a short cut that gets you in trouble. 

Ultimately, the 1% rule can be an effective shortcut for investors looking to find profitable real estate opportunities - but it should never be taken as gospel.

To want to be an absentee landlord is not a bad thing however, if your systems are not structured and therefore haphazard it could be a disaster overtime.
