Trust me, all of this was soooo foreign to me at first, but after doing my own research and asking questions on bigger pockets I am very confident in my direction, numbers, market, and how I plan on executing my plan. 

My day job is an account executive with a large software company. 

The only stipulation is that you'd want rehab complete, and you HAVE to have a rental contract in place to execute DFE. 

To execute this strategy, you need a lot of patient capital.

@Doug Woodward  As others have mentioned, ideally it should be secured by a second position lien, and it's a pretty straight forward process to have an attorney execute that. 

And they let you get the perfect replacement properties in place prior to executing the sale of your old property. 

Real estate although alluring with it's profit potential can be dangerous when not executed correctly.

But, when a seller or buyer can't physically appear on closing day, having a mobile notary bring the documents, get them executed, and then get them back to closing can really save the day.
