I recently moved to Wake Forest from Las Vegas with my wife and daughter.

Years ago I had a tenant sign a lease but ask if he could hold off paying the security deposit/rent until the 1st of the month when he formally moved down here (he was visiting his daughter at the time) and received his disability check.This guy was an older, 100 percent service connected veteran.  

I will write another letter and have the bug guy come in again and maybe after all of that they will let me out of the lease without hurting my credit or rental history.

What is the payment history of all the tenants?

Jamie lives in west Knoxville with his wife Johnna of 12 years, his son Blake who , daughter Laila and their dog Gracie. 

My wife has a strong history of making nice returns on her homes, has a good eye for figuring out rehab steps that are cost-effective, and is good at staging.  

I understand that ANY rental investment is going to be more work than I can imagine right now, but I have done some incredible things in the past, and, for my 3 daughters, have no doubt that I can and will do whatever it takes to make it successful.

One issue that the owner has brought up is that sometimes he has trouble filling the 4th unit, but said that is primarily because his daughter, who manages it for him, isn't always diligent about advertising it. 

We just recently moved to a new state and don't have two years employment history here. 

Also be aware that most immigrants (adult immigrants at least) will have a much lower score than a comparable citizen due to a much shorter than average credit history.
