well my bedside manner could use some brushing up.. but I think you got the point across much more eloquently than I.I am sure the "the date of your choosing"  is fine.. however since I get multiple yellow letters green cards and all other manner of direct mail ( because we own many properties with no debt in the popular markets)  folks just use the same verbiage so ya its old and done for me personally... and if you have a potential seller gets 5 post cards and they say the exact same thing literally... then I think there is some credibility lost ....

@ Matt I don't mean to paint every realtor with the same brush I know there are a lot of excellent ones, but it gets me when I hear agents say "it's the homeowners fault we were just standing next to them getting paid very well advising and they chose to listen" but you gave a perfect example if someone bought a home today for $250k and 36 months later it's worth $500k.
