What does everyone do when they have an issue they can't attend to immediately?

Attend the next HOA meeting and ask to speak. 

I am also looking for a real estate investing group meetup to attend regularly. 

It's one thing to read books, listen to podcasts or attend seminars.

Driving for dollars, attending REIAs, you name it and I've most likely dabbled with it in some form or another.

Are attending any meetings?

An interesting observation from a local meet up I attended recently, was that not one person introduced themselves as a "landlord", rather everyone that was a landlord was a "buy and hold real estate investor", the term land lord does sound a little holier than thou since you would be claiming you are the "lord of the land" which admittedly does sound a little pompous. 

I also highly advise you attend a few LTB hearings in your area before you invest to get a feel for the abuse of landlords in Ontario.
