And then in 3 more years, when the populous of this country see how ridiculous these republicans are and how everything they've done was geared to the rich and the large corporations, you'll see a tidal wave of democrats voted in and all these rules clawed back.So it wouldn't surprise me if we don't see a sea change back  again in another 4 years. :-)

By the way, he also charged me an extra $800 over the contract price, because the city inspector made him hire two people for the three days where he had the concrete trucks or dump trucks sitting outside waiting, to put traffic cones and wave flags to direct traffic when one lane was partially blocked.

They have no reason to "make waves" with your tenants, as they are getting paid for the turnover expenses, new tenant onboarding, and may even get paid for your property being vacant.

I was Industrial Electrician, worked in factory, Corrugator plant, worked  every weekend, all my overtime I saved, bought 1200 sq ft house, old, 4 kids, made it into 4 br 2 bathActually put a bathroom in big closet,Bought my first house, came home from work at 3:40 then worked on property,It’s very difficultBut , create a vision for yourself, ride the enthusiasm and wave, go with the momentumIf your in a company, use their 401k money, then borrow against it until you leaveOnly buy houses below retail, don’t be afraid of rejectionMake ridiculous offersMy first hit was 25 k.

@Mark Forest i use venmo, cash app, zelle, apple pay etc. they are all seamless and take very little brain waves to use. venmo is by far my favorite. i also give out my account number to allow tenants to stop at my bank and deposit directly too.steps to use venmo:1. download app (free)2. set up your profile on app3. link bank accounts (i have about 7 accounts linked for different properties/personal)4. tell the tenant to find you on the app and make a payment (free)5. the payment doesn’t auto deposit but you will receive a notification on your phone. go onto the app after the you get the notification and go to “transfer balance” and select the desired account you wish to transfer to (free)6. payment will be in your account the next daythis app has been instrumental in my business. i love it.
