Decent landlord insurance, keeping the property in good repair, and possibly an umbrella policy is all you need.

Hi – I would love to hear from Buy and Hold rental investors who have moved beyond Umbrella insurance policies to LLCs.

As an ex-agent myself, I'd recommend going with a licensed agent instead of a self service company unless you've spent a lot of time studying the coverages and know what the options are so you an make an extremely educated choice about the coverages (it's not about the price, it's about the coverage when you have a claim)One thing I'd recommend to everyone - EVERYONE - is an umbrella policy.

Just get a good homeowner insurance policy and umbrella insurance policy.

They offer traditional home and auto policies, along with Landlord, Farm/Ranch, Umbrella Policies, etc etc. 

however, unless you are doing large deals, many times just using your personal name with insurance include an umbrella liability policy works just as well and is much cheaper.So, everything you are doing for accoutning and taxes for a LLC is really to maintain the “corporate veil” so you can have the asset protection of this ‘limited liability’ entity.  

We have a fairly large umbrella coverage.  

You could accomplish you asset protection goals by purchasing umbrella insurance. 

Between higher interest rates and filing fees, it nearly always ends up being more expensive than an umbrella insurance policy.

Just get insurance and an umbrella policy.
