Depending on unit sizes, a quick search shows per-room rents of around $450 to $1250 per month along with all of the amenities and other bonuses like advertisements for 1st month free or whatever...that seems to suddenly make a 20 to 50 year old quadplex with something like 2 beds and 1.5 or 2 baths and no fun amenities much less attractive.

I dont figure income tax advantage, I see that as a bonus, since it can change overnight with the stroke of a politicians pen. most make little to no money.For example i just saw a deal close in town here for $610K using only the sellers numbers its $2,500 positive per YEAR, no i did not mistype this, i ran it by my banker (very bright commercial guy) and he knew the property well, he said to stay away, it doesnt make any money. this is pretty typical of what I have seen over the past 11 years.

Appreciation is always a bonus, not a given, otherwise you're just speculating.I have a duplex in Walterboro that finished the rehab this week with screened tenants moving in next week.
