I’d at l ast start serving the 3 day notice to quit or whatever paperwork is required in your state.

Amazon algorithms are quite variable and can change prices and availability in a matter of seconds.

It has made the idea of buying another STR quite attractive, provided we could find a similar situation that would be truly passive. 

My lease states that I can file a landlord tenant complaint without providing notice to quit - if the tenant vacated the property but left me with a squatter (ex boyfriend) that won't leave the unit - would the clause i have in the lease still follow along the same lines for this squatter?

They sound quite similar actually, being college towns with strong economies outside of them as well!

@Kyle Bouldin I am a civil engineer by trade, but I do quite a bit of land development of my own throughout the Valley, including Pinal County. 

We are trying to sell, but that isn't quite working out right now, so we are considering renting.
