There was no agent involved so I saved the entire agent fees less the minimal marketing costs and a couple of days lounging at the house, enjoying my craft.

@John Ellis - your initial $100k investor turned out to be an equity player in the end, and he should be rewarded with the 50/50 partnership agreement you crafted.
