In the end, we had to chop down a forest in the back yard, clean for nicotine stains, carpet replacement, broken or missing doors, etc.

And there was leakage apparent from the water stains on the wall  and on the floor.  

However, I am not as concerned with crime or the quality of tenants (to a degree) at this time, as I am with ensuring the property is up to code and isn't going to land me in some kind of hot water with the municipality (particularly as the area transitions through the Target Neighborhood Plan).Just received the report back on a property I am pursuing, and would like to know potential shortfalls of some of these items that may or may not be a big deal.  1980s era build with the following items of interest:- Lacking 1A10-BC extinguishers, water heaters lacking drip tubes and seismic straps, windows blocked by stored items preventing egress, common area doors not self-closing or fire rated, cleaning/sealing water staining in various areas, other key areas with wood rot/staining as viewed from crawl space, roof missing some shingles (age unknown), birds in attic (missing some grates), vapor barrier to thin/missing in crawl space, exterior damp proofing damaged. 

Smoked glass, stained glass, flowers, clouds, etc.

I don't see any apparent stains on the floors or walls that reveal urine but the odor is definitely there.  

Hello, we recently bought home and hired someone to change the stain color for our floor.

In this case however, it seems like it would be easier to install stained glass windows in the kitchen to match the custom stone backsplash, wood floors, Tiffany style light fixtures,  and overall more Victorian/gothic feel than to try and make it look 'modern'.  

Deck is currently stripped wood, but I will stain it after these tenants leave.

There was some minor water staining inside the cabinets from water getting past the silicon between the countertop and the backsplash.

If the stains and holes are only one one wall, just paint that.
