It doesn't take much neglect to really cause an expensive problem.Mowing is on the tenant ~ roundup & grass seed isn't bad so should they decide to neglect weeds, its not a huge deal.  

I do ask if maybe you would be able to assess some properties in my area of Liberty County Georgia, and maybe seed me one that you think is a good property to invest in on a flip as a reassurance to my calculations that I am on the right track.

If your back yard is just grass with no trees, and it butts up to someone else's yard, they might take issue with you letting the back half of your property go to seed.

But, it means scheduling the work, them ripping up their brand new sidewalk and all our new lawn that we seeded and is finally coming in nice. 

However, I have also been told that there are a lot of bad seeds and not so good pockets.

The leak is caused by lots of leaves and seed pods dropping from overarching branches from my neighbor's giant Royal Poinciana trees. 

The remainder, I'd jump start it on some brrrr deals (if could be found) and use it as seed funding to start that process.
