Everyone says to find properties and build a buyer's list, but neither matter if you can't calculate the repair costs and also get access to a friend or colleague who has MLS so you can do a proper and real ARV (the other part where all wholesalers fail).

I just do not understand the need to add "benefits" to the programs  that are just not real. 

In addition to what was said above, for the software that has a free trial option, sign up for it and use the software for a day (or at least a few hours) as if you are using it for real, then call their customer support too and get a feel for that. 

Then I would seek a legal consultation from a real estate attorney to assist in evicting them if they will not leave (we have a few great attorneys we work with in the area). 

Real revenue has not lived up to projections.

FYI I would change the title as I read this and i thought you wanted to create an app for real estate.

Contact potential sellers who are not actively seeking to sell their real estate holdings.
