The HOA fees do not prevent the property from being sold by the seller at any time and have nothing to do with the foreclosure.I do not understand why you have only one day to resolve this situation.

If you are doing a flip where the kitchen or bath had to be redone, then Ikea stuff looks nice, and it would sure look better than moldy mousy cabinets and a stained sink.However, on kitchens, unless you need to change the configuration of the cabiets, you can work miracles with paint, new hardware, and new countertops.There are only a couple of times when I will remove existing cabinets, which are: They are in the wrong place.

JonathanSB 761 was created to prevent just exactly what you want to do. better to focus on loss mitigation in my opinion. they do NOT want you to be able to buy someone's house and lease it back to them. that was their whole intent when writing that law.with that being said, i'd recommend taking some training from Bruce Norton.
