In this example, one will need to double rent (average annual increase of 20% for five years) to triple NOI assuming the dollar cost of expenses remain the same (which they won’t).To be clear, I am not predicting doom and gloom but increasing interest rates, potential recession and an increase in cap rates (from historical lows) is a legitimate reason for concern.

I do think that if you build that thing and it is done well, it would attract investors, and YOU will make money.. but you will eventually get a ton of reviews saying that  the product is cool but it is not generating any more deals than without it.That is my prediction, because it is still limiting on the performance of DMM, and DMM has a crappy efficiency score.

Understanding that as compared to steady and predictable long term rental rates, STR rental income varies a lot month-to-month based on many factors: seasonal demand, competition, your standing on Airbnb or other platforms, your personal occupancy goals/philosophy (I.e., highest occupancy at lower daily rates, or Higher ADR with more infilled nights), personal usage blackout days, etc.
