How can they agree to a loan on the rehab $ amount when this amount can't be known until you have the architectural plans priced out by your contractor (which obviously you wont have until after you secure the property)?

In the meant time obviously there's a property built on the land you now own, since you seem to run into dead-ends while trying to get things in order, you can hire a building designer or architectural designer to give you a house plan or blueprint, for you to submit to the City of Dallas, along with your purchase contract of the property. often time you may want to contact the Title company you closed with for most of your information.

from where I´m from in Mexico (Victoria, Tamaulipas currently in Monterrey, Nuevo León) it´s something pretty common actually especially for A/B+ markets; you develop a gated community or suburb with all its amenities and leave the pads alone and people will buy the land and build their houses as they please; sometimes you can see 4 or 5 different styles of residential architecture in the same zone

Hi All,This is my first post here, been very impressed with the community on these forums and would like to reach out.I am based out of SD North County and have a background in Architecture and Construction Management, currently work a W-2 job as a designer with a large architecture firm.My background in real estate investing includes flipping 6 SFH to date, some of which I built ADU’s and managed renters; I consider myself an intermediate to experienced SFH flipper but a beginner at multifamily.I am also currently working through the prep courses to take the California real estate exam for salespeople with the goal to enable commission to be made on purchase/sale of projects in the future; I have paid so much commission on previous projects!

In that day, insulation was fabric wrapped wire.These 20's and 30's homes can be interesting architecture, buy REI's aren't architecture preservationists (baring Queen Ann and Victorians), so you've got a major GUT and restyle project IMO.
