Otherwise the Code Enforcement in Sammamish is a good place to call.But the first thing to realize is that Infrared technology requires new and different training and certification, and you have to make sure the Inspector was qualified to give you this sort of report.

The concerns introduced to me yesterday were that city inspectors could fine very severely for improperly dealing with such hazards and that abatement and other procedures can make a deal in my price range unprofitable.

(had to tighten a hand rail, replace the two pumps on the furnaces, put batteries in the fire detectors (I forced them to rewire the fan and lights in the bathroom).Its a pain dealing with an unmotivated seller, and a real estate agent that relies on email to get anything done (especially with the city (when repairs were done, told me that main inspector was sick, and underling was doing inspections and that he was emailing back and forth about getting the rein spection, It took one trip to the city hall in person for me to get the place inspected the next day)).None of this would of happened if I hadn't had the code to the lock box.

A Home inspector and SPI are not going to reveal anything behind the walls, but if it's a single window you probably are not too bad off, if all the window are showing signs then that might be sign.

There is no reason you cannot get the inspections you need within a 10 day window... if you are organized and you have inspectors that are willing to work with you.
