It's an unfortunate reality that you can't let your guard down for one second when screening applicants.

I'm a vet (Coast Guard) and hubby just retired AD AF 28 years. 

I would compare it to getting your current clients via AirBnB where hopefully they have some history and background checks vs just trying to get direct bookings where you may not have those safe guards. 

Of course, every Management Contract is different, so you need to review what was agreed to when they were contracted (and as an Owner, you DO have the right to review the document).Excellent lighting is definitely a key element to providing better security; however the value of a security guard may not justify the cost.

I've seen the company that sells REI Guard insurance also has a product called REI Turnkey on investigating.

I find it best to stick to the black and white and communicate intent early so that no one can claim to be caught off guard. also documenting everything including those communications is important to ensure you are in the strongest position if a tenant tries to take advantage of you.
