I do ask what they are looking for in a place and if they mention something that doesn't go with my property I gently remind them of what the ad said about that and make sure they are not wasting my time.

If you're prioritizing repairs, moisture invasion is top of the list since it doesn't get cheaper by putting it off.If you can do the repairs (especially stuff like major plumbing) it's better/quicker if you can handle the lost income.
