The margins I see are very enticing and I want to take advantage of them by acting as the GC.

Starting out, I attempted arbitrage and would try to entice landlords by offering to pay 3 to 6 months of rent in advance or a higher security deposit.  

And any advice to entice them to stay and be lifers with you.

If all are fairly new it could be a red flag as the PM/owner went easy on their rental applicant standards simply to fill the vacancies so the property would appear more enticing to a potential buyer.Though of the tenants I've inherited the majority have been good and each had resided in the unit for a few years. 

Will rubber stamping of a holiday themed article like a Turkey or Christmas Tree on front of the envelope be more enticing to open?

is it because it is more enticing to the seller for land contract but if i buy it for myself i would want it subject to have more control?

The thesis was that there is a huge shortage or nurses, and hospitals are hiring short-terms nurses on 90+ day contracts and paying for housing costs as a way to entice them into the area.

However, how to make it more enticing for the buyer since seller has the strong hand vs a wrap where the title transfers to buyer's name and seller takes on much of the risk?
