There are competitors out there, too.

However, you will be able to differentiate yourself from your competitors within your neighborhood.

However, we have some competitors who charge say 15% and they jack up your cleaning fee an extra $100+ to make up for it. 

Most of the time it's because everyone here feels like everyone here is a competitor, hence the type of responses and/or suggestions they give. 

@Joshua Furrow few ways you can get some data.. check competitors in your area on AirBnB, VRBO, AirDNA is a good resource but more information is available for a fee /free version offers basic info, Pricelab OR a property manager who will do this for you 😆

Consider dropping it to 1 month or 1/2 month deposit and see what happens.You can also check out what your closest competitors are doing and see how your requirements stack up.

PS, don't mind the angry calls too much, cause I bet you  you competitors will also call. - I also get that in direct mail marketing.

In many of the smaller/sub markets in the region you can make top 10 or top 5, having a place that's relatively similar to the top competitors, if you'll simply deliver awesome customer service and experience.
