I need a mentor or coach that is successful in investing in real estate that is willing to take me under their wing to help me get my first investment property.

There has been an infestation of coach roaches and termites for as long as I've resided there, and plumbing is backed up and will not and cannot be properly fixed because it is in the pipes of the entire building.

I would also find a biggerpockets meet up or set one up and see how many folks show up because you can probably get some real knowledgable folks there doing exactly what you are looking to do or those who you are trying to coach along.

Even the Guru/Mentor/Coach(s) (Plural) who have called me after reading my post telling me "a deal like this could change the trajectory of my career" and "do I have the right people in my corner coaching me to success?" 

It also helps to have a coach or mentor that can help you get started but BE CAREFUL!

@Jim Cichello As the great coach from my alma mater John Wooden said: never mistake activity with achievement.

I would find a coach through here or on Youtube. 

And I coach young investors to think for themselves, know where to look, even if they are working with an agent on my team, I am here to talk strategy whenever they have questions.When I work with a buyer most of what I do is looking for red flags and issues; I don't think I have ever been able to talk someone out of a property they wanted.

We will talk about getting started and one of the folks I have coached in the past does multifamily investing/househacking just like you are proposing. 

This is a common denominator within the industry, as many of the most successful investors are coached by others who have already succeeded.
