After having a notorious crimial that showed clean, I've learned my lesson.

Something that is out dated, maybe needs new paint, carpet, landscaping and so on, but nothing major.

I have a good HVAC/plumber and an electrician (that I rarely have to use), in addition to a good carpet cleaner. 

While the furniture selection, and a cohesive, clean aesthetic will grab attention, it comes down to murals on walls, plate and dish selection, open shelves versus cabinets in the kitchen.  

I have a four plex with old carpet that needs to be redone, it’s mostly steps up and down.

They complained that the house was not clean.

Right now with the rentals I currently have, I will be sorting out the cashflowing versus the non-performing and cleaning up in-house before pursuing my next venture.

New roof, gutters, wood rot repair, new flooring, heavy cleaning, and paint.

I require $5k Min (only refundable if we can't deliver the title clean and insurable) and 24hr to deposit after signing the assignment agreement. 

Your inspector better clean up the insulation they leave on the ground though.
