I was using Brightinvestor's free trial and found it very useful. 

Despite paying a substantial fee, I found that beyond basic instructional videos and repetitive weekly calls, there was little substance to aid my learning.

I own regular apartments as well and I've found that I don't spend any more time managing the rooming house than I do with regular apartments. 

Our West coast projects we have to hunt for indian burial grounds ( this is CA specific) on one project we found one .

I've been on this board since 2010 and haven't found an example yet.

I thought this was really odd considering that we were simply looking at 1-4 unit properties to purchase in Cleveland and I found it hard to believe that with a whole team of agents, they were unable to help us purchase some property. 

I have found for me a landlord friendly sate like Florida is hard to beat.  

@Elizabeth M Gunther please mention the propeety managenent company to save others a heache as well also have you found anyone new ?
