Unless you hire a property management company to make decisions and do the day to day as well as long term management ("turning the crank"), it is a business to you.Fix and flip is also an investment as well as a business, albeit a short term investment (if all goes well!).

If you are ahead of schedule on your student loan paydown and have gotten with a good accountant and understand the tax side and legal side of landlording pretty well maybe you go for it. 2 - always look to improve, look at every minute of the day as an opportunity to learn something or some skill.
