Being a woman, it is very easy to become soft when I should be hard.The search will continue for a great tenant!!

The bank has moved in and winterized the property but I don't believe that it is in foreclosure yet (the home owner claims it isn't).This is located in Taunton, Massachusetts if anyone is interested.The woman owes 135k on it and simply wants it off her hands and a Realtor gave me comps for 230k-240k ARV.  

Anyways, I have a meeting set up for Thursday with a woman, and in the event that we're able to agree upon a contract, i would like to know exactly what my next step should be.

BTW, some schemer in Dallas is offering to sell you mineral rights, but they don't really own them, it's my understanding they are trying to catch this old woman crook, so if you get offers call the TREC or authorities. 

I am 40, married to a beautiful woman and we have a crazy amount of children, six...I know its crazy!

With that said, I’m in works with a woman to sell her the house on a land contract under the terms that she pay me a monthly rent, and pay a large chunk off every year at tax time.

As a woman in real estate and construction, I do seek out the other women for camaraderie, but I've never allowed anyone to treat me differently.
