Pre Foreclosure process in Colorado

     Hello folks! As you may be able to tell by the contents of my very incomplete profile, I am a whole saler looking for contacts, and even potential partners, in southern Colorado. 

     While I have sent the traditional "yellow letter" to  owners of vacant houses, I have recently found that per foreclosures are what I want to focus on and perfect for the time being. A huge milestone that I've recently overcome is talking myself into having the confidence to knock on the doors of people who are in pre foreclosure and present my offer... get them cash for the remaining balance of their mortgage before the bank takes the home back. I'm sure there's people reading this thread who laugh at the idea of being nervous for something like that, but it's a pretty huge step for me. Anyways, I have a meeting set up for Thursday with a woman, and in the event that we're able to agree upon a contract, i would like to know exactly what my next step should be. Any information is more than appreciated
