Unless you only manage 1 property, then selective enforcement (or whatever flower language you want to put on it), puts you in a HUGE Fair Housing cesspool.

She did not actually move in until the end of the month.If the tenant can not pay everything before the beginning of the month then select the other tenant or keep accepting applications.

Not sure if your agent hired a photographer or pulled a DIY job but the right lens selection would capture more of the rooms potentially attracting more clients.
