Anyone have trusted roofers they've worked with in the San Antonio market who are used to doing business with investors?

After closing is when they need referrals for a handyman, roofer or boiler guy.

My advice is creat a project whether it's real or not and get pricing on that project and use that as a baseline so you can scale up or down as needed. also in order to get accurate estimates from contractors without going through weeks worth of back and forth it is best to know trade slang and the major factors affecting each trade ie drywallers will need square footage and finish texture or the fact that roofers bid things by the square(10x10=100sq ft).

Ask your roofer for a roof certification that you can pass to your buyer. 

Using a separate solar company required coordinating with the roofer and electrician but was worthwhile in the end to be able to finance the cost at some really cheap rates and I also had them finances the cost to re-roof the main home which was at the end of its lifespan. 

If it's the former I would get a roofer out there to tell me how much longer I have on it.  

Here is what I would ask the seller to do/adjust the selling price for.Repair firewall between two units (this is usually set by local code that you must have a fire wall between the two units in case one catches on fire, the fire will not move through the attic space and catch both units on fire as quickly)Get a roofer to come out and do a full inspection and provide a quote for repairs... sagging roof and leaking roof penetrations can become a big issue.Have a electrician come out and provide a quote to secure wiring in electric box and a new breaker cover.

So know your numbers so that you can create forced equity which increases your net worth as soon as you have finished rehabbing the property.The people you would want on your team to help out with the property would include:a real estate agent and or several wholesalersa title company or law office that closes propertiesa hard money lender and or a long term lender (bank)a property manager or assistant on the groundcontractors/sub-contractors, and or a handy manskilled laborers (electricians, roofers, plumbers) 3 deepHopefully this helps.
