Buying a large new build home can also work well as a house hack as you can charge a premium rent, and generally most bedrooms built now a days have en suites (at least in my market).  

The rent from this property covers the mortgage.

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

Then I logged on to the software that came with my course and searched each city to see how many cash transactions and vacant homes were in each location.

The location is key, with easy access to transportation, parks, and the rich cultural heritage of the area.

My current agent suggested if it made sense financially, to do some rehab work to get the properties rent-ready, but I do not have the liquid funds to do so and sell these as-is.

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

My ideal location would currently actually be Augusta, GA because I really want to start somewhere with a very low crime rate. 

That was just one of my properties and I now have multiple in different vacation locations.  

My idea is to get an apartment and make sure it’s okay with the owner to rent it out as an Airbnb.
